Purpose: This paper explores the daily operation of multi-owned residential properties, or sectional title in South Africa, which have become increasingly common in many Countries. Methodology: The research is based on empirical research into daily operation and management of the 4 case studies, based on participant observation, semi-structured interviews and documentary analysis. Findings: The study revealed that, despite their popularity, sectional title properties might be marked by conflict which can affect the smooth and efficient operation of this type of property ownership. This paper suggests compulsory information disclosure prior to and during ownership in this type of development in order to mitigate conflict among owners and/residents and service providers, and compulsory training for the trustees, and on-going training for the ordinary members of the bodies corporate. Originality: The paper suggests how conflict in multi-owned properties can be mitigated and ensured that the ownership of this type of property can be protected.
